Project Overview
Targeted concrete soffit repairs are being delivered at the Zochonis Building, part of the University of Manchester, addressing localised deterioration affecting the lower ground and ground floors.
Inspections identified concrete spalling, breakdown around underfloor heating zones, and damage caused by legacy services and conduit installations. The works are being delivered on a floor-by-floor basis to allow continued use of the building while repairs progress.
Scope of Structural Works
- Concrete soffit repairs to lower ground and ground floors, progressing across all levels
- Removal of defective and delaminated concrete to a sound substrate
- Treatment of exposed steel reinforcement, where present
- Repairs to soffit areas damaged by existing conduit and services
- Reinstatement of deteriorated concrete around underfloor heating zones
- Broken pot and soffit void repairs, including backing and rebuild
- Concrete reinstatement using Sika MonoTop 1010, 615 and 630
- Finishing of repaired areas to match the original soffit profile
